Housing types, and what each one implies

The form of a dwelling predicts a great deal about it: how it is heated, what it costs to keep, which walls are shared, and who else has a say in decisions about it.

Form determines the running cost

The largest single influence on what a dwelling costs to heat is the amount of external surface relative to the space inside. A mid-terrace house has two of its four walls shared with heated neighbours, so it loses heat through far less area than a detached house of identical floor area. This is why the same family, in the same street, can find their bills change substantially by moving a few doors along, and it holds regardless of insulation - insulation changes the rate of loss, not the amount of exposed surface.

The same logic applies to maintenance. Every square metre of external wall, roof and window is something to be repaired, painted, replaced and eventually renewed. A detached house has more of everything, which is a cost that arrives quietly across decades rather than as a bill.

Shared structure means shared decisions

Where a wall, roof, drain or stair is shared, no owner controls it alone. That is not a defect; it is the arrangement, and it is workable when the mechanism for decisions is clear. The difficulty arises when it is not - when a run of terraced roofs needs work but each house owns its own section, when a shared drain blocks between two properties, when scaffolding must stand on a neighbour's ground, or when one half of a semi-detached pair wants to extend and the other does not.

Before committing to anything with shared structure, it is worth establishing three things: what exactly is shared, who is responsible for maintaining it, and how a decision about it gets made. In flats this is usually documented in detail. Between houses it is often barely documented at all, which is why the questions belong in the legal stage.

Sound is a function of construction, not of neighbours

How much you hear depends on when and how a building was built. Solid masonry party walls transmit relatively little airborne sound but transmit impact sound - footsteps, doors, things dropped - very effectively. Lightweight partitions and timber floors do the opposite. Conversions are the most variable of all, because a floor that was originally inside a single household is being asked to separate two, and whether that was addressed properly depends entirely on who did the work and when.

This is worth taking seriously because it is essentially unfixable after the fact without significant intervention. A viewing at a quiet hour tells you very little; asking what is above, below and beside, and how the separation was constructed, tells you a great deal.

Room to change

Different forms permit different alterations, and the constraint is usually the plot rather than the building. A semi-detached house with a side gap and a deep rear garden has obvious options. A mid-terrace has almost no options except upward or into the rear yard, and any work will involve neighbours and access. A flat's alterations are limited to its interior and are usually subject to consent from whoever manages the building.

The point is not that one is better. It is that the ceiling on what a dwelling can become is set on the day you buy it, and it is worth knowing where that ceiling is - particularly if the plan involves growing into the house rather than moving again.

Tenure and form are correlated but distinct

Flats are more often held on time-limited interests, and houses more often held outright, but the relationship is not reliable and it varies by jurisdiction and by period. Because the tenure affects value, lendability and who controls decisions, it should be checked directly rather than inferred from the shape of the building. A house can be held on a lease; a flat can be held with a share of the freehold of the whole building, which changes the decision-making entirely.

Purpose-built against converted

A purpose-built block was designed as flats: separation between dwellings, communal circulation, plant, refuse and access were all considered at the outset, and there is usually a defined structure for managing and paying for the whole building. A converted flat is a dwelling carved out of something else. Conversions can be excellent - generous rooms, good proportions, period detail - and they can also carry poor separation, improvised service routes and an informal or absent arrangement for maintaining the shared parts.

The question to ask about any converted building is who looks after the roof and the outside, how that is paid for, and what has been spent on it in the last decade. If nobody can answer, the answer is usually that nothing has been spent, and the bill has not gone away.

Age is a proxy, not a verdict

Older buildings tend to have solid walls, breathable construction, timber floors and services that have been renewed several times. Newer ones tend to have cavity walls, sealed construction, and services of a single age. Neither is inherently better maintained or better built, and a well-kept building of any period beats a neglected one of any other. What age reliably tells you is what kind of problems to look for and what kind of repair is appropriate - a solid wall treated as if it were a cavity wall, or a breathable construction sealed with the wrong material, causes damage that neither would have suffered alone.
